It should hardly come as a surprise that folks are spending more and more of their time online on their cellphones, but a new Pew study released today has shed a bit more light on just how common that's becoming. According to the research group, 17 percent of all cellphone users (including those without smartphones) go online "mostly" on their cellphone, while 33 percent primarily use another device, and five percent use both equally -- a hefty 45 percent still don't use their phones to go online at all, though. Not surprisingly, those numbers go up when broken down by those who do at least use the internet occasionally on their phone -- 31 percent of whom go online primarily on their phone -- and there's an even bigger jump when looking at younger users. Home building activity in the Denver area continued to soar in May, with no slowdown in sight for at least the near term.
Builders in the metro area pulled 1,986 permits in the first five months of the year for single-family detached homes, 49.6 percent more than the 1,328 during the same period in 2011, according to a report released today by the Home Builders Association of Metro Denver.
May?s tally was the 14th consecutive month that builders pulled more permits when compared with the ?same month in 2011.
?The market continues to be strong,? said Jeff Whiton, president and CEO of the HBA of Metro Denver. ?Year-to-date, on single-family detached homes, we are up 50 percent and that is good. I?m sure next month will add to the string and the next two or three months also look strong. After that, it is just a little far out to predict what will happen. I just can?t see past the horizon.?
The survey covers the counties of Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, Elbert and Jefferson and all of the communities in the counties.
The report shows that builders were issued 503 permits in May, up 71 percent from the 294 in May 2011. Some places saw huge percentage increases, even though the numbers were small. In Arvada, for example, builders pulled 39 permits for single-family homes, a 457 percent increase from May 2011, when a mere seven permits were issued. Longmont experienced even a larger percentage gain with even tinier numbers. In May, permit activity grew by a whopping 900 percent, as builders pulled 10 permits last month, compared with only one in May 2011.
Whiton said home sales activity is happening across the board, from first-time home buyers to aging baby boomers looking to downsize.
?The most popular price is in the $275,000 to $325,000 range, but we are seeing some increased strength in the $450,000 to $700,000 market,? Whiton said.
?Builders are telling me that they are seeing a lot of traffic (through models) and the conversion rate (to buyers) are very strong,? Whiton said, although the building activity is still only about a third where it has been historically.
He said master-planned communities seeing a lot of activity include Stapleton and Solterra in Lakewood. Housing consultant S. Robert August said last month?s purchase by Oakwood Homes for 2,600-acres of the northern portion of Banning Lewis Ranch in Colorado Springs was an ?spectacular deal? that will provide Oakwood with home building lots for the next decade.
Across the country, home building activity is expected to grow, Lawrence Yun, chief economist of the National Association of Real Estate Editors conference in Denver said last week.
?If construction loans begin to open up, I would not be surprised to see a 70 percent increase in housing starts,? Yun said during a panel discussion last Friday at the Brown Palace Hotel.
?The missing component of the economic recovery is a strong residential construction recovery,? Whiton said.
On average, a new home in the Denver area generates about $33,350 in fees, permits and taxes and each new home creates an average of 3.3 new now jobs,and every two homes built creates an ongoing need for another full-time job each year, year after year, he said.
August said that the big national builders, or local builders such as Oakwood Homes with access to capital, have benefitted the most. It is still tough for smaller, local builders and semi-custom builders to get financing,
The No. 1 builder the metro area in the first five months of the year was Century Communities, with 390 permits, according to the HBA of Metro Denver. It is closely followed by Richmond American Homes of Colorado, which is owned by MDC Holdings, with 389 permits. Other active builders in the metro area:
Whiton said that home builders also have benefitted from the dearth of resale homes on the market. The inventory of previously owned homes in the Denver area is at a 12-year low.
?While there is not a lot of unsold inventory of new homes on the market, if you order a home, a builder can often deliver it to you in 90 to 120 days,? Whiton said. ?That is much faster than it was even a few years ago. When you buy a resale home, it typically takes 30 to 90 days to close, so the difference isn?t that great.?
The HBA report also showed that activity for single-family attached homes, primarily townhomes, rose by 14.6 percent to 307 from 288. And apartment activity also continued to soar, with 1,101 permits pulled year-to-date, 134 percent more than the 470 in the first five months of 2011.

ASUNCION, Paraguay - President Fernando Lugo's rapid impeachment and ouster by lawmakers has plunged Paraguay into crisis and unleashed a wave of criticism by fellow leftist leaders in Latin America.
The former Roman Catholic bishop elected on a pledge to help Paraguay's poor said he would step aside following Friday's Senate vote to remove him from office, even though he called it a blow to democracy.
His quick acceptance of his ouster appeared to have prevented a bigger confrontation and potentially violent protests in the streets of Paraguay's capital of Asuncion, where his supporters had gathered. But other South American presidents were critical of the impeachment trial, which several called a de-facto coup d'etat.
"This goes beyond Fernando Lugo. It goes beyond Paraguay. It's about true democracy for all of our America," said Ecuador's leftist president, Rafael Correa, adding that his government will not recognize any government in Paraguay other than Lugo's.
Venezuelan President Hugo Chavez said he won't recognize the "illegal and illegitimate government" that replaced Lugo either. Chavez said his ally "preferred the sacrifice" of stepping aside, and that the trial had been a setup.
In Argentina, the government of President Cristina Fernandez said it "is not going to validate the coup d'etat that just occurred" in Paraguay. Bolivian President Evo Morales also called it a coup.
Chilean Foreign Minister Alfredo Moreno said "we are worried" that Lugo's ouster "did not fulfill the minimum standards of due process and the legitimate defense that any person deserves." He said his country would decide its position toward the new Paraguayan government in the coming days.
The rapid and negative reaction by many South American governments does not bode well for the international acceptance of newly sworn-in President Federico Franco.
Colombian President Juan Manuel Santos also expressed concern. "These legal procedures shouldn't be used to abuse," Santos said at a news conference. "What we want is to help stability and democracy be maintained in Paraguay."
Santos said that on Thursday during the Rio+20 environmental summit in Brazil, presidents of the South American country grouping known as Unasur agreed to send their foreign ministers to Paraguay in hopes of halting Lugo's ouster so he could serve out his remaining eight months in power.
"But unfortunately that was not possible ... and Congress proceeded with a political trial to remove President Lugo from power," the Colombian president said. "We very much lament what has happened."
Mexico's foreign ministry said in a communique that although the process followed procedures laid out in Paraguay's constitution, "Mexico considers that said proceeding didn't grant ex-President Lugo the space or time for his defense."
Amid the criticism, Franco directed his foreign minister to try reach out to the region's governments.
"The foreign minister of Venezuela, Nicolas Maduro, said the situation in Paraguay is grave. Therefore we want to show that the political trial is a constitutional tool that is legal and legitimate," said Franco, who had been vice president under Lugo.
During the trial in the Senate, Lugo's supporters had massed in the streets facing off with riot police. But Lugo later went on national television to say he would step down.
"I say goodbye as president," a smiling Lugo said.
The Senate tried Lugo on five charges of malfeasance in office, including an alleged role in a deadly confrontation between police and landless farmers that left 17 dead.
After the five-hour trial, 39 senators voted to dismiss Lugo, while four senators voted against and two were absent.
It was a dramatic demise for the once-popular leader who previously had stepped down as a popular Roman Catholic "bishop of the poor" to run for the presidency amid a leftward swing in South America.
Lugo's removal after nearly four years in office highlighted his inability to find a balance with one-time allies who increasingly disapproved of his leftist policies and strident, uncompromising style. The trial came a day after Paraguay's lower house of Congress voted to impeach Lugo.
Crowds of pro-Lugo protesters took to the streets condemning the impeachment trial and expressing support for the president. When several dozen young protesters tried to break through a police barricade to reach Congress, police in anti-riot gear drove them back on horseback and using tear gas and water cannons.
Some protesters listened to the vote on speakers set up in the street, and booed lawmakers who voted for Lugo's dismissal. When the vote was over, some chanted "Lugo president!" Others wept. After Franco's swearing in, the crowd of protesters waned.
Franco, of the Authentic Radical Liberal Party, is now to serve out the rest of Lugo's term, which ends in August 2013. The 49-year-old Franco has political experience as a former state governor and at first had been part of a political alliance that supported Lugo.
Lugo decided not to attend the trial, instead watching on television from the presidential palace while his lawyers spoke on his behalf.
The Senate rejected a request by his lawyers for a period of 18 days to prepare their arguments. The Senate's president, Jorge Oviedo, said there were no grounds for such a request.
"I'm angry. More than because of the impeachment trial, because of the reaction of the Liberals who are celebrating as if they won elections," said protester Fiorella Galli. "The country is in a complete situation of insecurity and instability."
A smaller group of pro-Franco demonstrators gathered for a separate rally during the congressional proceedings, holding signs reading: "The trial is constitutional."
"I think Lugo had to go because he didn't do things well," said Carlos Solis, an engineer who said he thinks Franco will be a better president.
Lugo left the presidential palace on Friday as the military guard formally saw him off with a bugle tune.
The impoverished, landlocked nation has a long history of political instability. Some in Paraguay were initially concerned that the political showdown could spark street protests such as those that followed the 1999 assassination of Vice President Luis Maria Argana.
Some analysts said later that Lugo's quick acceptance likely avoided a more severe and potentially bloody crisis.
"He seems to have handled it very well, considering he had no real opportunity to mount a defense. So far his actions have probably prevented violence," said Stephen Johnson, director of the Americas Program at the Center for Strategic and International Studies in Washington. "When all the dust settles, Paraguay will need to amend its impeachment procedures to assure a more transparent, orderly process. Presidential removal is an area where many Latin American constitutions are weak."
Lugo was elected four years ago on promises of agrarian reform to help the country's many poor and landless people, but his more moderate government allies have increasingly turned against him in recent years.
Lugo's impeachment trial was triggered in part by an attempt by police to evict about 150 farmers from a remote, 4,900-acre (2,000-hectare) forest reserve, which is part of a huge estate. Advocates for the farmers said the landowner, a politician, used political influence to get the land from the state decades ago, and say it should have been put to use for land reform.
Six police officers, including the brother of Lugo's chief of security, and 11 farmers died in the clash last week. Lugo's opponents blamed the president. Lugo had expressed sorrow at the confrontation and accepted the resignations of his interior minister and his chief of police.
The president also was tried on four other accusations, including that he improperly allowed leftist parties to hold a political meeting in an army base in 2009; that he allowed about 3,000 squatters to illegally invade a large Brazilian-owned soybean farm; that his government failed to capture members of a guerrilla group, the Paraguayan People's Army, which carries out extortion kidnappings and occasional attacks on police; and that he signed an international protocol without properly submitting it to Congress for approval.
Lugo's support had steadily eroded recently, while his opponents had grown stronger, said Michael Shifter, president of the Inter-American Dialogue think tank in Washington. "It is hard to see the offenses leveled against him as anything but a pretext for removing an unpopular president," Shifter said.
"If presidents were ousted because of the reasons cited in this case, there would be few Latin American presidents left in office," he said. "The opposition simply didn't agree with Lugo's policies and didn't approve of the way he governed. As a result, the opposition manipulated the system, adhering to the letter of the law but departing from the principle of democracy."
Lugo's election in 2008 had ended 61 years of rule by the Colorado Party, and he had regularly clashed with Congress, where he had few firm allies.
Lugo's relationship with Franco and the moderate Authentic Radical Liberal Party quickly deteriorated after he was elected with their support. His partners were upset after he gave a majority of Cabinet ministry posts to leftist allies, and handed a minority to the moderates.

LITTLE ROCK, Ark. (AP) ? The Arkansas Supreme Court struck down the state's execution law Friday, calling it unconstitutional.
In a split decision, the high court sided with 10 death row inmates who argued that, under Arkansas' constitution, only the Legislature can set execution policy. Legislators in 2009 voted to give that authority to the Department of Correction.
"It is evident to this court that the Legislature has abdicated its responsibility and passed to the executive branch, in this case the (Arkansas Department of Correction), the unfettered discretion to determine all protocol and procedures, most notably the chemicals to be used, for a state execution," Justice Jim Gunter wrote in the majority opinion.
Two justices of the seven-member court dissented, arguing that the correction department's discretion is not "unfettered" because it is bound by the federal and state constitutions that guard against cruel and unusual punishment.
"In addition, Arkansas is left no method of carrying out the death penalty in cases where it has been lawfully imposed," Justice Karen Baker wrote in the dissent.
The 2009 law says a death sentence is to be carried out by lethal injection of one or more chemicals that the director of the Department of Correction chooses. The law also says that in the event that the lethal injection law is found to be unconstitutional, death sentences will be carried out by electrocution.
It wasn't immediately clear what the court's ruling will mean for the 40 men on death row in Arkansas. There aren't any pending executions, and the state hasn't put anyone to death since 2005, in part because of legal challenges like this one.
Death row inmate Jack Harold Jones Jr. sued the head of the correction department in 2010. Nine other inmates later joined the suit, asking that the law be struck down.
The state, meanwhile, asked the court to free up several executions it had halted because of this lawsuit.
Josh Lee, an attorney for the death row inmates who challenged the law, declined to comment Friday.
During oral arguments last week, Lee said the state would have two options if the court found the law unconstitutional.
"The Legislature could either choose to stick with the 1983 statute, which everybody concedes is constitutional, or the Legislature could decide we want to amend it." Lee said last week.
A spokesman for Arkansas Attorney General Dustin McDaniel didn't immediately respond to an email seeking comment.
The state adopted lethal injection as its method of capital punishment in 1983. There have been legal challenges to the way the state kills its condemned prisoners since then. In 2009, in the midst of a legal battle over lethal injection, the state Legislature passed the law that the court struck down Friday.
Joseph Cordi, an attorney for the state, told the Supreme Court last week that he thought the state would fall back on the 1983 law if the court struck down the entire 2009 statute.
Prisons spokeswoman Dina Tyler said Friday that she hasn't seen the ruling.

What if Walmart, the ?largest seller of firearms and ammunition in America,? had knowingly sold 2,500 firearms to straw purchasers with the intent of having those purchasers carry those guns across an international border and sell them to drug cartel members in Mexico?
And,what if at least two (but possibly three or more) of the guns were used in the murder of a U.S. Border Patrol agent while an untold number of the weapons were used to kill hundreds?literally hundreds?of Mexican citizens?
Moreover, what if one of the straw purchasers, who bought over 700 guns, was on food stamps and Walmart knew it, yet they sold him guns in exchange for bags of cash anyway?
What if some of the 2,500 hundred guns were recovered, but more than 1,000 were not, and what if an untold number of those unrecovered guns were believed to be in the hands of criminals in American cities on our Southwest border?
And lastly, what if explanations given by Walmart board members regarding the authorization of this straw-purchasing, gun-walking program were in conflict with the testimony given by their executive? And what if both they and their executive snubbed their noses at Congressional requests for documentation that would explain who knew what and when?
What would happen to Walmart if that company did these things?
We all know what would happen. Both their C.E.O. and ranking board members would be handcuffed and frog-marched out to paddy wagons in broad daylight, then transported to prison cells that would house them for the rest of their lives.
And Rep. Pelosi wouldn?t even think about saying, ?They are treating the C.E.O. of Walmart this way for doing his job.?

It's not a complete surprise, but it's still a little bit shocking that it's actually happening -- Windows Phone 8 will be borrowing much of its code base, including the kernel, from Windows 8. At the heart of the latest mobile OS from Microsoft is the full-fledged NT kernel. It's not just a kernel though, the so-called "Shared Windows Core" extends to the file system, security infrastructure, etc... The obvious benefit here is to streamline the creation of a coherent ecosystem. Developers will be able to easily create apps and drivers that can jump from the phone, to the tablet and to the desktop. Only having to write a driver once should also simplify the process of building hardware, meaning manufacturers won't have to tailor GPU code to a phone and start again on the desktop. They OSes even share a substantial chunk of browser code, finally bringing Windows Phone up to parity with its desktop IE progenitors. For enterprise users and IT departments, Microsoft has brought over Secure Boot, BitLocker and some serious encryption. We'd say it's about time that Redmond finally brought all its Windows power to the mobile space.
Thanks to the sharing of C and C++ libraries, Direct X components and SQLite support, developers can actually write an app once and move it from one platform to another with only a few code tweaks. In fact, thanks to the Shared Windows Core, pretty much the only major difference for coders is screen resolution and size. Obviously, a 4-inch 720p display isn't the same as a 1080p 10-inch tablet, but the Direct X graphics engine is -- and that, friends, can make all the difference.
